Octopus Energy has officially expanded its 'Zero Bills' initiative into Scotland, launching a landmark partnership with Discovery Homes.
The first eligible properties will be located at the Tranent Grove development in North Dundee, where homeowners can opt for a tariff that guarantees no energy bills for at least ten years.
The development consists of 57 properties in the Whitfield area, featuring a mix of two and three-bedroom villas alongside three and four-bedroom detached homes. Each property is equipped with a suite of low-carbon technologies, including:
- Air-source heat pumps
- Solar PV panels
- Home battery storage
These systems are integrated and managed by Octopus Energy's Kraken technology platform, which optimises energy use to ensure the home generates and stores more power than it typically consumes.
Nigel Banks, Zero Bills Director at Octopus Energy, said: "Scotland is a renewable energy powerhouse — making it the perfect next spot for us to roll out Zero Bills homes. By working with leading developers like Discovery Homes, we're shaking up the future of housing, bringing the reality of no home energy bills to the people of Scotland."
The Scottish launch follows the 2024 New Build Heat Standard, which mandates that all new-build homes in Scotland use low-carbon heating systems. Octopus is aiming to deliver 100,000 Zero Bills homes globally by 2030, having already established sites in England, Germany, France, and New Zealand.
Grant White, Director at Discovery Homes, added: "Our mission has always been to build properties that don't just meet today's standards but anticipate the needs of the future. Partnering with Octopus Energy to deliver Scotland's first Zero Bills homes at Tranent Grove is a proud milestone for us. We are offering our owners long-term financial peace of mind and a sustainable lifestyle that was once a pipe dream. This is the new gold standard for Scottish housing."
The project is supported by partnerships with MAST Architects and Homes for Scotland, ensuring the designs meet the specific thermal and geographical requirements of the Scottish climate.
