Starting January 1, 2025, all new build homes in Scotland will be required to have gigabit-capable broadband connections.
The Scottish Government has announced legislation amending building standards to mandate developers include the necessary physical infrastructure and a gigabit-capable connection, subject to a £2,000 cost cap per dwelling.
If providing gigabit broadband is not feasible within the cost cap, new homes must have the next fastest available connection. This policy change fulfills a commitment outlined in the Programme for Government and follows a consultation that received positive feedback from most network operators and housebuilders.
The move aims to ensure Scotland has a future-proof broadband infrastructure, supporting economic growth, remote working, and digital innovation. By making gigabit broadband accessible in new homes, the Scottish Government is investing in the country's digital future and improving connectivity for residents and businesses.
Business Minister Richard Lochhead said: "Connectivity is no longer a luxury, but an essential part of everyday life enabling remote working, access to public services, education, and health.
"That's why the Scottish Government is using its powers to reduce the barriers to accessing faster broadband so Scotland's people and businesses can make the most of the opportunities connectivity brings."
