Inverness based Tulloch Homes are to cut 40 jobs across Scottish operations.
The company has already paid off 18 staff this year and blamed the downturn in the housing market for the further job losses.
Around 29 of the 40 jobs will be shed in the highlands amongst salaried and weekly paid staff.
The Scottish housing market north of the border has been more resilient than elsewhere in the UK according to the latest Nationwide housing survey however Scottish prices in the three months to June had fallen 1.8% compared to the previous quarter.
