Home Bargains has been confirmed as the inaugural anchor occupier at Craigtoun Park, a new multi-million-pound mixed‑use business park on the outskirts of St Andrews.
West Coast Estates, the Aberdeen-based developer behind the project, said the discount chain will lead the seven-acre destination, which has an anticipated completed development value of around £25 million. The scheme holds planning consent for more than 60,000 sq ft of commercial and employment space.
The development is expected to deliver at least 170 permanent jobs and about 100 construction roles, broaden local retail and service options, stimulate the economy and generate over £500,000 per annum in business rates to support essential services.
West Coast Estates completed the site acquisition earlier this month. The business park will provide fully serviced retail, office and business units, enabling a flexible tenant mix aimed at both residents and visitors.

Home Bargains operates more than 600 stores across the UK and employs over 27,000 people, with the nearest outlet currently more than a 30-minute drive from St Andrews.

Set within a naturally enclosed site defined by mature landscaping, stone walls and existing topography, the masterplan has been designed to integrate with the surrounding environment. Larger plots will be screened by existing trees, hedgerows and level changes, while varied building forms, stepped rooflines and high-quality landscaping aim to connect the development to its setting.
The project forms part of West Coast Estates’ strategy to regenerate brownfield land and deliver high-quality, flexible space for a range of occupiers. With an active development pipeline representing an estimated completed value of more than £60 million, the company continues to progress schemes intended to support economic growth, create jobs and unlock underutilised sites across Scotland.
Current activity includes plans for an ultra-fast electric vehicle charging hub and retail unit on 1.1 acres at Broxden in Perth, a three-acre roadside development in Huntly, Aberdeenshire, and a 7.5-acre mixed-use scheme in Aberdeen.
Home Bargains is expected to be the first of several leading operators from the consumer and business services sectors to be attracted to Craigtoun Park’s purpose-built accommodation, with discussions under way with prospective tenants.
