West Coast Estates Acquires 7-Acre Craigtoun Park In St Andrews

Construction News Image

Aberdeen developer West Coast Estates has purchased Craigtoun Park in St Andrews, a 7-acre consented mixed-use site with an anticipated completed value of about £25m and more than 60,000 sq ft of commercial and employment space.

The business park is set to provide fully serviced plots for retail, offices and other business uses. A flexible range of unit sizes and uses is planned to appeal to a wide spectrum of occupiers serving both residents and visitors. The deal follows planning permission secured by the company last year.

Arriving alongside the delivery of around 1,250 new homes nearby, the scheme is expected to create at least 170 permanent roles and 100 construction jobs, widen local choice, strengthen the economy and generate over £500,000 per annum in business rates for essential services.

West Coast Estates anticipates demand from leading consumer and business-to-business operators, while also delivering modern, purpose-built accommodation for local firms. Discussions are progressing with several prospective tenants, including a potential anchor occupier.

West Coast Estates Director, Iftikar Mian, said: "The completion of the acquisition of Craigtoun Park is a significant moment for West Coast Estates as we continue to expand our focus on breathing new life into brownfield and underutilised sites across Scotland.

"Development opportunities of this scale in St Andrews are extremely rare and represent a fantastic opportunity for established operators as well as local businesses.

"The business park, which benefits from fully serviced plots in a highly visible gateway location into St Andrews, will complement St Andrews' existing business ecosystem by attracting major new occupiers while also providing existing local businesses with an opportunity to expand into purpose-built, modern facilities that are within easy reach of the town centre.

St Andrews, on the east coast of Fife around 30 miles from Edinburgh and 10 miles from Dundee, is a historic university town that welcomes more than one million visitors each year.

Craigtoun Park occupies a naturally enclosed plot defined by mature landscaping, stone walls and established topography. The design aims to integrate sensitively with the surroundings, with larger plots screened by existing trees, hedgerows and level changes, while varied building forms, stepped rooflines and high-quality landscaping connect the development to its setting.
