Luxury Care Residence Under Way In South Queensferry

CCG (Scotland) has begun building a 60-bed, purpose-built care residence in South Queensferry with Northcare (Scotland), with opening targeted for early 2027.

The project brings the Northcare brand to the town for the first time, pairing clinical expertise with a hospitality-led model of later living.

Named South Queensferry Manor by Northcare, the home will comprise 60 private en‑suite bedrooms and provide residential, nursing and dementia care in surroundings focused on comfort, dignity and day‑to‑day living.

Conceived to feel homely rather than institutional, the residence is intended to be warm and welcoming, with spaces arranged around the needs and routines of the people who live there.

Residents will have access to a private cinema, hair and beauty salon, a Brasserie and landscaped gardens, with amenities designed to encourage connection, independence and quality of life.

The scheme responds to rising demand for later‑life accommodation that combines assured, high‑quality care with a thoughtfully designed, premium environment.

Northcare (Scotland) said: "At Northcare, we believe care should feel like family. This development is another step forward in delivering on that – creating a home where people feel safe, valued, and truly at ease, while receiving the highest standards of care.

"South Queensferry is a fantastic community, and we're proud to be bringing our model of luxury later living here. This is about raising expectations of what care can look and feel like."

CCG said the commission draws on its extensive experience of care‑sector delivery across Scotland, with South Queensferry set to be the first scheme delivered on behalf of Northcare Scotland.

David Wylie, Managing Director of CCG (Scotland), said: "The start on site at South Queensferry is an important milestone for CCG and signals the beginning of a valued new relationship with Northcare Scotland.

"With over 500 private care beds delivered over the past nine years, we understand both the technical demands and the social responsibility that come with building high-quality care environments.

"This development will enhance care provision in the local area while also supporting jobs and economic growth. We look forward to progressing construction and delivering a residence that sets a new benchmark for luxury care in Edinburgh."
