Aberdeen Investments is moving forward with the next stage of its significant renovation project at 151-155 St Vincent Street, a prominent landmark in Glasgow's central business district.
Following the successful letting of the fourth floor to law firm Addleshaw Goddard and the recent unveiling of an upgraded entrance at number 155, the focus has now shifted to a comprehensive overhaul of the fifth-floor suite. The 10,860 sq ft workspace is being designed with a modern aesthetic, featuring exposed ceilings and a sustainable VRF air conditioning system intended to provide future tenants with both cost-efficiency and flexibility for their internal fit-outs.
In addition to the office space upgrades, the project includes the installation of new basement welfare facilities. These additions are designed to enhance wellness provisions and provide superior end-of-journey amenities for commuters. The entire phase is on track for completion by Easter 2026.
Elaine McCann, Deputy Head of Asset Management (UK) Real Estate at Aberdeen Group, emphasised: "Aberdeen is committed to continuous investment in our assets to strengthen sustainability credentials, user experience, and meet the evolving needs of corporate occupiers. Our focus includes delivering high-quality wellbeing and amenity provision to support modern working practices."
The building's appeal was recently highlighted by Addleshaw Goddard's decision to secure a 10-year lease for the 4th floor at a headline rent of £32.50 per sq ft. The firm chose the site following a wide-reaching market search, noting the central location and the high standard of Aberdeen's refurbishment programme.
Tim Jacobsen, Offices Agency Partner at Ryden, which acts as joint letting agent alongside CBRE, added: "Occupiers increasingly prioritise location, amenity, and specification. Aberdeen's proactive investment at 151-155 St Vincent Street positions the property exceptionally well to capture this demand."
Trident Building Consulting is overseeing the refurbishment as project managers. Savills acted on behalf of Addleshaw Goddard in their recent lease agreement.
