Stirling Council and Barratt and David Wilson Homes have marked the start of construction at Durieshill, the largest housing development in Scotland to secure detailed planning consent.
The project will be delivered by Barratt Homes and David Wilson Homes, part of Barratt Redrow – the UK's largest housebuilder. Plans will transform the 593-acre site with more than 3,000 homes, 25% of which will be affordable, alongside new schools, local shops and a business park, civic spaces, extensive play and open space, community woodland and active travel connections to Stirling and Plean.
Construction is expected to run for around 30 years. Approximately 130 jobs will be created during the build, with a further 770 supported once the commercial centre, community facilities and business units are operational.
Barratt Homes West Managing Director Andrew Curran joined Stirling Council Leader Cllr Susan McGill to break ground and commence phase one, which will deliver 543 high-quality, energy-efficient properties. The initial phase will comprise a mix of one to five-bedroom homes and apartments, with terraced and semi-detached options included.
Stirling Council Leader, Cllr Susan McGill: "The start of work at Durieshill is a major milestone in this ambitious project that will create a new vibrant, attractive and sustainable community near Stirling.
"Thousands of much-needed high-quality and affordable homes will be built at Durieshill. There will be new schools, facilities and travel infrastructure, including walking and cycling routes that connect to the city and neighbouring communities.
"Local residents will benefit from new training and employment opportunities, and the significant inward investment will support the growth of Stirling and the wider region.
"I would like to thank everyone involved for all their hard work for making the Durieshill dream a reality. While it's incredibly exciting to see activity underway at the site, we're committed to working with Barratt Homes to minimise disruption to local communities during the works.
"We look forward to working in partnership with Barratt Homes in the years ahead to ensure the success of this strategic project and welcoming the first new residents when they move in."
Andy Curran, Managing Director of Barratt Homes and David Wilson Homes West Scotland, said: "Breaking ground at Durieshill is a hugely significant moment for Barratt and David Wilson Homes and for Stirling. This landmark development reflects our long-term commitment to creating high-quality, sustainable places where people can put down roots and thrive.
"Durieshill will grow into a distinctive new village, delivering much-needed homes alongside a school, green spaces, community facilities and employment opportunities.
"We're proud to be working in close partnership with Stirling Council and local stakeholders to ensure this development is thoughtfully planned, environmentally responsible and benefits both new and existing communities.
"As construction of the first phase gets underway, our focus is on delivering a diverse range of homes, including affordable housing, while progressing the essential infrastructure that will support this new community from day one."
The first homes in phase one are scheduled to complete by summer 2027, with initial infrastructure, road improvements and active travel routes due for completion this summer.
Durieshill was first identified by Stirling Council as a preferred growth location in 2004 and is allocated in the Stirling Local Development Plan. Detailed planning consent was released in December 2023, and in the same year the Council approved support for almost £57m of education and transport infrastructure investment over 24 years.
Barratt Homes and David Wilson Homes became lead developer after acquiring the whole site from Springfield Properties in spring 2025. Amended plans covering three plots for the first phase were approved in September 2025.
The development will also enhance biodiversity, with 20 hectares of additional tree planting, including regenerated community woodland.
