The 2025/26 Housing Land Audit indicates Moray has identified land with capacity for more than 24 years of new homes, helping to guide infrastructure planning and sustainable community growth.

Produced annually as part of the Local Development Plan process, the audit monitors housing land supply and completions to inform future development. It records total housing land capacity at 12,209 units, which at the current planned delivery rate of around 500 homes per year could accommodate demand for over two decades.

In 2024/25, 305 new homes were completed, slightly under projections due to delays in Buckie. The audit identifies 5,844 homes on sites that are ready or close to being developed, and a further 6,365 homes on longer-term sites where additional planning or infrastructure is required, including 3,825 units reserved for long-term projects.

Work is under way to increase supply in areas such as Keith, Speyside and Dufftown, where completions have been lower, with developments progressing to address local need.

Cllr David Gordon, Chair of Moray Council's Planning and Regulatory Services Committee, said: "This year's audit shows that Moray has a strong and well-managed supply of land for new homes. Work is progressing to bring sites forward and deliver new homes across the region.

"The audit also gives us confidence for the future, helping us plan infrastructure and services so that new homes will continue to support thriving, sustainable communities and a strong local economy for years to come."
