The South East Regional Delivery Alliance (SE-RDA) has confirmed that its first bundle of projects, totalling 109 affordable homes, is set to enter construction in early 2026. The announcement was made on Monday 1 December 2025.
Originally developed under the Edinburgh Home Demonstrator, the schemes in Wallyford, East Lothian, and Burdiehouse, Edinburgh, were chosen from a pool of 12 locations assessed through a collaborative feasibility exercise.
A single design team evaluated all 12 sites, creating efficiencies through back-to-back reviews and the use of SE-RDA’s standard flat and house typologies.
Following the feasibility stage, CCG (Scotland) led the team through pre-construction, with both the Wallyford and Burdiehouse projects securing Planning Permission within a fortnight of each other.
The design team is now progressing Building Warrant approvals and finalising tender costs. SE-RDA expects construction of the 109 houses and flats to begin in early 2026.

These initial projects highlight SE-RDA’s collaborative, innovative approach to housing delivery and pave the way for future developments across the South East region.
