Cullross Launches Dedicated Build-to-Rent Arm

Scottish housing specialist Cullross Ltd has launched a new business arm, Cullross Living, which will focus exclusively on delivering Build-to-Rent (BTR) communities across Scotland.

The launch is a direct response to the housing emergency declared by both the Scottish Government and 13 local authorities, aiming to provide a pioneering solution to the "chronic undersupply of homes". Cullross Living will officially launch fully in 2026.

The initiative is backed by funding from Shawbrook Bank.

The company is leveraging its existing Newcraighall site in Edinburgh, where 57 homes—approximately 25% of the total development—have been designated for BTR. These homes will range from one-bedroom flats to four-bedroom townhouses.

The wider Newcraighall development, approved by the City of Edinburgh Council in 2023, is set to deliver 220 new homes east of Glennie Road. It includes a total of 163 affordable homes (74%) in partnership with Hillcrest Homes, with the remainder for private rent. The first units are scheduled for completion in Q3 2026.

BTR: A Long-Term Solution

Mark Beaton, Director at Cullross Living, championed BTR as a "fast-paced, exciting, and pioneering solution" that focuses on creating dedicated housing stock exclusively for renting.

BTR homes are designed for long-term tenancies, providing professionally managed, high-quality living spaces with features that promote community and sustainability. The Newcraighall properties are:

• Energy-Efficient: They are fossil fuel-free and include solar PV panels to help tenants reduce bills.

• Sustainable Community: The development will form part of a 20-minute neighbourhood, featuring a linear park, community allotments, and an active travel route connecting directly to Musselburgh Train Station.

Douglas Spowart, Relationship Director at Shawbrook Bank, backed the move, stating that BTR has a "vital role to play in tackling the shortage by delivering high-quality homes at pace." Cullross Living has further opportunities in its pipeline, with details expected in the coming months.
