Deeside Timberframe has been recognised at the 2025 Structural Timber Awards, where the Cloverhill development, delivered in partnership with Bancon Construction for Aberdeen City Council, won Social Housing Project of the Year.
The project highlights how modern methods of construction can accelerate affordable housing delivery while meeting stringent sustainability goals.
Cloverhill is a large-scale mixed-tenure development comprising 536 new homes, including 81 designed to be fully accessible or dementia-friendly. Deeside Timberframe supplied all timber frame elements over a three-year period, with completion in August 2025. The project demonstrates the speed, consistency and efficiency achievable with offsite timber construction at scale.
Designed to achieve Gold Level Sustainability under Scottish Building Regulations, the homes combine energy efficiency with long-term performance. High levels of airtightness and insulation are supported by air source heat pumps and mechanical ventilation with heat recovery, reducing energy use and operational costs. PEFC-certified timber and just-in-time delivery models helped minimise waste, lower carbon emissions and reduce site disruption.
Deeside Timberframe's design and manufacturing expertise were central to the project’s success. Early design coordination ensured project-specific detailing and standardised system strategies that allowed flexible house type placement within composite blocks. This approach improved manufacturing efficiency and maintained architectural variety across the site. Value engineering reduced unnecessary timber use, while repeat designs for key components supported efficient batch production. Offsite-manufactured roof and floor cassettes were pre-assembled to soleplates, cutting crane time and shortening site programmes.
"Cloverhill is a brilliant example of the speed, consistency and sustainability that offsite timber frame construction can offer," said David Crawford, Managing Director of Deeside Timberframe."This award win proves that timber frame is not just viable – it's essential to scaling up housing delivery across the UK. If we're serious about meeting government housing targets, then we need faster, cleaner, smarter ways to build. Timber frame is already delivering those results, and we’re proud to be at the forefront of that transformation."
Deeside Timberframe continues to strengthen its position as a trusted delivery partner for both private and public sector housing. The company recently completed a multi-million-pound expansion of its Throsk manufacturing facility, doubling capacity and streamlining production for large-scale developments. The site has welcomed several Scottish MPs and MSPs, underlining the growing recognition of timber frame construction as a key contributor to housing supply and net zero goals.
