A key regeneration site in Clydebank has been transformed into a vibrant new community, with the final tenants now having moved into an 88-unit housing development at Clydebank East.
The completion marks a significant housing-led development within a priority regeneration area identified in the Local Housing Strategy.
Notably, the Clydebank East site is the first fully "net zero ready" housing development in West Dunbartonshire. This achievement is attributed to the incorporation of super insulation, triple-glazing, and zero-emissions heating systems within the properties.
Construction work on the development commenced in January 2023, with the first tenants welcomed in autumn 2024. This project also represents the 500th new build delivered by West Dunbartonshire Council under its current More Homes programme.
The project recently garnered recognition, being shortlisted for an honour at this year’s Scottish Home Awards in the "Social Housing Development of the Year (Social Rent under 100 units)" category. The winner is due to be announced at a ceremony on 19 June.
The Clydebank East development offers a diverse mix of flats, bungalows, and homes, including nine wheelchair-accessible properties. The five-bedroom homes specifically feature ground-floor double bedrooms, catering to varying tenant needs.
Funding for the development was provided through a £12.6m grant award from the Scottish Government, supplemented by investment from West Dunbartonshire Council.
Councillor Gurpreet Singh Johal, the Council’s Housing Convener, recently joined staff from the Council’s Housing section, representatives from the Scottish Government, and members from CCG (Scotland) to mark the completion of the development.
Councillor Johal commented: "The development at Clydebank East is a fabulous site offering homes which are tailor-made to tenants needs. It is a bright, open development with communal areas, also offering excellent transport links into Glasgow to the east and the rest of West Dunbartonshire to the west. I am delighted to see this area fully occupied and to hear that the project has been nominated for a national award just shows how great a development it is. It is a warm and welcoming community and the homes have been thoughtfully developed to meet the changing and specific needs of our tenants."
Councillor Hazel Sorrell, Vice Convener of Housing and Communities, added: "The site at Clydebank East has a great feel about it. The area has been completely transformed with homes ideal for families to raise their children in a central location. I am thrilled for the tenants who have such a vibrant place to call home."
Minister for Housing, Paul McLennan, expressed his delight at the completion: "I am delighted to see the Clydebank East development now complete in West Dunbartonshire. These 88 new, energy-efficient social rented homes, backed by a £12.6 million grant through the Scottish Government’s Affordable Housing Supply Programme have truly transformed the area, and the project's national award nomination speaks volumes about the collaborative effort involved. We have a strong track record in affordable housing by supporting the delivery of more than 136,000 affordable homes since 2007, with more than 97,000 of those being for social rent. We remain focused on delivering 110,000 affordable homes across Scotland by 2032 with at least 70% for social rent and 10% in our rural and island communities, backed by £768 million of investment this year."
CCG (Scotland) served as the main contractor for the development. The homes were constructed using the firm’s ‘Net Zero Home’ build standard, which integrates a super insulated fabric, triple-glazing, and zero-emissions heating systems to achieve operational net zero carbon.
As part of the social benefits embedded in all West Dunbartonshire Council contracts, CCG committed to paying all staff the real living wage and prioritising local companies for sub-contracting opportunities where feasible. Furthermore, the project generated three full-time jobs and six trade apprenticeships, facilitated 17 work placements, and involved participation in various career events at local schools.
