CCG (Scotland) has started the second phase of the Athletes' Village development in Glasgow's East End, beginning construction of 58 affordable homes for mid-market rent aimed at households on low to middle incomes.
The scheme is funded by socially conscious investor Thriving Investments and marks another step in the ongoing regeneration of Dalmarnock triggered by the 2014 Commonwealth Games.
CCG was part of the City Legacy consortium that, with Glasgow City Council, delivered the original 700-home Athletes' Village in 700 days to host more than 6,000 people during the Games. The site has since transitioned into a mixed-tenure neighbourhood with 400 homes for social rent and 300 for private sale.
Following completion of Phase 1 in 2016, CCG has now broken ground on Phase 2, delivering 58 properties on behalf of Thriving Investments' New Avenue Living Scotland Fund.
Thriving Investments, part of the Places for People group, is a leading socially minded fund manager with a growing footprint in Scotland's residential market through its New Avenue Living platform.
The latest phase will provide a mix of two and three-bedroom homes for mid-market rent, while the remainder of the wider masterplan is to be brought forward separately for private sale.
Residents will benefit from strong transport links: Dalmarnock Station is an eight-minute walk away with rail services into central Glasgow and beyond; the M74 lies under a mile away, and the City Centre is around a 15-minute cycle, offering access to jobs, services and leisure.
The New Avenue Living Scotland platform is focused on increasing affordable homes in employment hubs for essential workers who cannot access social housing but face challenges with private rents.
Using a place-based, inflation-linked approach, the platform has partnered with SME housebuilders to deliver nearly 1,200 homes for low-income households at a discount to open-market rent in its first Scotland fund.
The start of building at the Athletes' Village comes soon after the fund reached a milestone of taking possession of its 1,000th home in Scotland, as it continues to channel institutional capital into affordable housing delivery and place-based regeneration where demand is highest.
Glasgow City Council Leader, Susan Aitken, said: "It is fantastic to see work underway on this next phase of the Athletes' Village, continuing the remarkable transformation of Dalmarnock and the wider East End.
"These 58 new affordable homes will help more people and families put down roots in a thriving community, supporting local people, strengthening the area and contributing to Glasgow's continued growth, investment and success."
Ed Crockett, Fund Manager for New Avenue Living at Thriving Investments, said: "Across the UK, one in three essential workers are spending more than 30% of their income on rent. Through New Avenue Living, we are unlocking regeneration opportunities and accelerating the delivery of vital housing for essential workers, who are too often priced out of the very areas they serve.
"Athletes' Village is a strong example of the model in practice: partnering with an experienced developer and contractor to deliver high-quality homes for mid-market rent in a location with clear demand, excellent connectivity and a wider regeneration story.
"Reaching 1,000 homes in Scotland is an important milestone for the fund, but it is also a reminder of how much more can be achieved when investors, developers and the public sector work together.
"CCG is a long-standing collaborator of ours, and we are grateful for their expertise as we move into the construction phase of the Athletes' Village."
David Wylie, Managing Director, CCG (Scotland), added: "Returning to the Athletes' Village is significant for CCG, given the role we played in delivering 237 of the 700 homes at Phase 1 over a decade ago.
"The significance of that development and the regeneration that has followed cannot be understated – Dalmarnock is an area truly transformed, and we are delighted to be working with Thriving Investments to continue this legacy, with valuable support from Glasgow City Council.
"The development reflects the strength of our ongoing delivery programme in the East End, with 384 mixed-tenure homes under construction within a 1.5-mile radius, which are each sustaining jobs, creating new employment opportunities, and generating sustained investment across the local supply chain."
