Cruden Unveils Plans For Affordable Homes In Kirkcaldy

Award-winning housebuilder Cruden has revealed its development proposals for the former Postings Shopping Centre site in Kirkcaldy Town Centre, aiming to deliver much-needed affordable homes for the area.

The shopping centre, which opened in 1981, was demolished in 2023, leaving a significant brownfield site.

The design proposals include a diverse mix of affordable housing tenures, with properties specifically designed for those aged over 55. The development will feature one, two, and three-bedroom apartments, including a series of "colony houses" – a traditional Scottish housing style. These new homes will be owned by Kingdom Housing Association in collaboration with Fife Council, building on their long-standing partnership to provide affordable housing across Fife.

The project seeks to regenerate the derelict site, transforming it into a new, residential-led hub at the heart of Kirkcaldy Town Centre. This initiative is expected to improve connectivity through the site to the High Street, significantly help address Fife’s declared housing emergency, and inject new life into the town centre, thereby supporting local businesses.

Cruden has formally submitted a Proposal of Application Notice (PAN) to Fife Council. This marks the initial step in the planning process, signifying the intent to submit a full planning application after a minimum 12-week consultation period.

A comprehensive pre-application consultation programme will be undertaken in accordance with statutory regulations. This includes two public consultation events, scheduled to take place on June 18 and August 26 at Kirkcaldy Galleries. Cruden intends to submit a formal planning application to Fife Council in September or October.

Rory Stephens from Cruden expressed his enthusiasm for the project: "We are delighted to be bringing forward these much-needed affordable homes to Kirkcaldy for Kingdom Housing Association. Regenerating this current brownfield site will bring vitality to the town centre, supporting local businesses and encouraging greater connectivity through the site to the High Street. Through the consultation process, we are looking forward to receiving input from the local community, who will play a key part in shaping our proposals."
