Cruden Kicks Off £17.5m Sustainable Housing Project In Gorebridge

Leading Scottish housebuilder, Cruden, has commenced work on a significant £17.5million project in Gorebridge, Midlothian. This ambitious development will deliver a diverse range of housing options, including 75 flats, cottage flats, and houses. Notably, the project will feature 10 extra care units, 2 bariatric units, and a 4-bedroom, 6-person wheelchair-accessible house.

A key focus of the project is sustainability, with Cruden prioritising energy-efficient solutions to meet the demands of a net-zero future. Air Source Heat Pumps (ASHPs) will be the primary heat source for the development, offering a sustainable and efficient alternative to traditional heating systems. By extracting heat from the external air, ASHPs significantly reduce carbon emissions and contribute to Scotland's ambitious climate change targets.

In addition to the innovative heating technology, the homes will incorporate advanced insulation techniques. High-performance insulation will help to maintain comfortable indoor temperatures throughout the year, reducing energy consumption and lowering utility costs for residents.

Cruden is committed to creating vibrant and sustainable communities. The Gorebridge development will include ample outdoor space, such as landscaped areas, communal gardens, and play areas. These green spaces will encourage outdoor activities and promote the well-being of residents.

This project underscores Cruden's dedication to delivering high-quality, sustainable housing that meets the evolving needs of modern living.

Midlothian Council's Cabinet Member for Housing, Councillor Stuart McKenzie said: "This is a landmark day as we start work, building sustainable, energy-efficient homes at Newbyres that will benefit local people for decades to come. We're very pleased to be working with Cruden on this exciting development, which will also bring community benefits, such as job opportunities for local people during the construction phase."

Fraser Lynes, Managing Director of Cruden, said: "It's been great to get our boots on the ground in Gorebridge today to herald the commencement of this innovative new development. Scotland is facing a well-documented housing emergency, and Newbyres will make an important contribution to alleviating the need for high quality affordable housing in Midlothian.

"We have been working closely with our partners at Midlothian Council to ensure the design of this development is tailored to meet the diverse needs of the Gorebridge community and the end result will be an impressive development with accessibility, sustainability and community at its core."
