Refurb Works Finish On Former Hotel

The regeneration of Dalkeith Town Centre has taken another step closer to completion following the repair and restoration of the former Cross Keys Hotel.

In recent times, the building became run down until it lay vacant. The continued deterioration of the town centre landmark became a concern for local residents.

With the listed building labelled at risk due to its poor condition, it became a priority project for the Dalkeith THI/CARS grant scheme. With the help of grant aid, Mark Hendrie, an Edinburgh solicitor, bought the building and obtained planning permission and listed building consent to restore and convert the premises.

The plans saw the ground floor converted into a retail unit with six flats above it, as well as a new rear extension for a further six flats.

The grant aided work was restricted to the restoration of the main building.

As part of the restoration work, some of the problems which were addressed included the stonework on the front elevation, the leaking roof and various structural problems within the building.

Donald Marshall, chairman of the Dalkeith THI/CARS Project Team said: "The completion of this project represents a key milestone in the Dalkeith THI/CARS scheme. I was very concerned about the condition of this important building and was very pleased when we were able to agree a grant scheme with the new owner. The work has been carried out with great care and attention to detail, ensuring that the historic and architectural quality of the building has been restored and enhanced."

The Dalkeith Townscape Heritage Initiative (THI) and Conservation Area Regeneration Scheme (CARS) are grant schemes funded by The Heritage Lottery Fund, Historic Scotland, Dalkeith Business Renewal and Midlothian Council.
