A significant new commercial and industrial project is set to rise at Ravenscraig Enterprise Park, providing much-needed stock to a market currently defined by high occupancy and limited supply. Marketed by CBRE on behalf of Fusion Assets Ltd, the multi-let development will consist of eight units totalling 62,400 sq ft, delivered across two distinct phases.
The first phase will introduce 29,400 sq ft of high-specification business, industrial, and storage accommodation. Designed for modern energy efficiency and flexibility, the units are intended to support a wide variety of uses. Construction is scheduled to begin in March 2026, with the first units expected to be ready for occupation by the final quarter of the year.
This development arrives as the industrial pipeline for Glasgow and the West of Scotland remains constrained, with only approximately 300,000 sq ft of new space projected for 2026. This scarcity has led to rising rental costs for existing tenants, making the introduction of new, high-quality units a priority for the region's economic infrastructure.
Craig Semple, Director at CBRE Scotland, said: "Bringing Ravenscraig Enterprise Park to the market is a very positive story for Central Scotland. For some time, occupiers have faced a shortage of modern, high-quality accommodation, particularly for growing businesses seeking well-located space. This scheme not only provides much-needed supply, it also demonstrates confidence in the strength of demand across the region. With strong infrastructure, motorway connectivity and the scale to accommodate a range of uses we expect strong interest from both regional and national occupiers. We are proud to have been appointed agents on such an important development. Construction is due to commence in March 26, with the first units ready for occupation in Q4 2026, and we encourage interested parties to get in touch for further information."
The project is being delivered by Fusion Assets Ltd, the property regeneration arm of North Lanarkshire Council, which focuses on repurposing brownfield sites. The first phase has been supported by £4.4 million in public funding from the Scottish Government's Vacant and Derelict Land Fund and the Glasgow City Region City Deal. An additional £6.8 million in City Deal funding has been allocated to support further commercial projects at Ravenscraig and across North Lanarkshire.
Murray Collins, Managing Director at Fusion Assets Ltd, said: "We are pleased to bring forward this new development at Ravenscraig Enterprise Park, building on the significant investment already made across the wider site. Our focus is on transforming brownfield land into high-quality commercial space that supports jobs and long-term economic growth in North Lanarkshire. The level of demand we are seeing for modern industrial and commercial premises underlines the importance of delivering new space at pace, and Ravenscraig is central to that ambition."
Located within the Glasgow City Region, the site benefits from strategic proximity to the M8 and M74 motorways, offering occupiers direct access to national transport networks and a large regional labour pool.
