Police Scotland has appointed Shepherd Chartered Surveyors and BNP Paribas Real Estate to sell the Category B listed former police station on North Berwick High Street, with offers over £850,000 invited.
The joint agents have been instructed to market the property as a development opportunity at the eastern end of the town's High Street, close to the junction with Quality Street in one of East Lothian's most desirable coastal locations.
North Berwick is a well-established residential and commercial centre, known for its attractive town core, beaches and golf courses, and strong tourism market. The town benefits from frequent rail services and good road connections to Edinburgh, approximately 25 miles to the west.
Occupying a prominent position on the south shore of the Firth of Forth, North Berwick serves as a key retail and leisure hub for the wider East Lothian area. The property sits on the north side of a busy retail parade, offering strong visibility and high pedestrian footfall amid a mix of national and independent occupiers.
The building is an attractive three-storey, Category B listed terraced property of traditional stone construction beneath a pitched slate roof, complemented by a single-storey rear extension.
Access is provided via two separate entrances from the High Street, with two additional access points to the rear. A private car park, reached from Forth Street Lane, offers secure parking for up to six vehicles.
Accommodation is arranged over ground, first and second floors, largely configured as cellular rooms served by two staircases. Kitchen and WC facilities are available on each level, with shower rooms on the first and second floors.
To the east side of the first and second floors are two self-contained residential flats, each accessible internally or independently via the rear stairwell from the car park.
Emily Anderson, partner at Shepherd Chartered Surveyors, said: "The building requires modernisation throughout, presenting a rare opportunity for refurbishment and value enhancement within the heart of North Berwick.
"The property offers substantial scope for redevelopment or conversion, subject to the necessary planning consents.
"Potential alternative uses may include residential conversion, serviced apartments, hospitality and leisure, office accommodation or other commercial uses, making this a flexible and compelling opportunity in a prime town centre location."
Offers over £850,000 are invited. Interested parties should contact the joint selling agents on 07775 690 917 or 07901 514 002. For further information please contact Emily Anderson on 07775 690 917 or Hannah MacHugh on 07901 514 002.
