Construction Begins As £100m Investment Targets Glasgow's East End

A massive wave of construction activity is set to sweep across Dalmarnock and Shawfield this year, with more than £100 million in development planned to revitalise Glasgow's east end.

The ambitious programme, led by Clyde Gateway in collaboration with private sector partners, aims to bolster the region's growing status as a centre for innovation, technology, and modern living.

The residential sector is seeing immediate growth, with CCG and Thenue Housing Association currently on-site delivering 173 new homes in Dalmarnock. This is being complemented by significant commercial and retail expansions, including the start of construction on a new Lidl supermarket this month.

On the industrial front, Clyde Gateway is developing XWorks at Dalmarnock Cross, a facility designed specifically for high-value manufacturing. The area has already proven its appeal to the tech sector; the EastWorks development is now at full capacity, hosting firms such as Acumen Cyber, Utopi, and Simera Sense.

Leisure and community amenities are also central to the 2026 roadmap. Plans are currently being marketed for a £15 million hotel, while a £1 million pocket park is already under construction and expected to open this spring. In Shawfield, work is progressing on Red Tree Labs, a dedicated space for high-growth, research-led businesses.

A major technical focus for the year involves the remediation of heavily contaminated former industrial land. This includes a £10 million programme on Glasgow Road and essential environmental works at Polmadie Burn to prepare strategic sites for future employment and housing.

Martin McKay, Chief Executive of Clyde Gateway, said: "Clyde Gateway was set up to regenerate the east end of Glasgow and Rutherglen, and we have made fantastic progress so far with 4,000 new homes delivered, 8,300 jobs created and more than £1.5bn of public and private investment.

"Our ambition does not stop there. This is reflected in the scale of construction activity taking place across the Clyde Gateway area this year, as well as in our new 10-Year Business Case, which sets out a clear plan for continued regeneration, new investment and long-term economic growth. From new parks and amenities to new businesses and homes, the transformation of the east end continues at pace.

"A vital part of our mission is preparing land that would otherwise remain derelict and contaminated. By remediating these sites, we are unlocking opportunities for new homes, business premises and green spaces—ensuring the land becomes productive once again and continues to deliver benefits for local communities."
