Refurbishment works have commenced on the redevelopment of the former Younger Building in West Edinburgh, now known as Base.
The project, which is scheduled for completion in Q2 2026, will deliver 89,863 sq ft of modern, Grade A office space.
The three-storey building will set a new benchmark for out-of-town workspaces, offering a high-quality, sustainable and adaptable solution in an area with limited supply. Located in a highly accessible commercial district, Base combines direct tram, train and motorway connections with extensive on-site parking and lower occupancy costs than city centre locations.
The refurbishment includes a full decarbonisation strategy, with traditional heating and cooling systems being replaced by a high-efficiency, all-electric VRF system. Other improvements to enhance energy performance include smart LED lighting, presence detection, and a new building management system.
The design of the building prioritises adaptability, with infrastructure that can support both single occupiers and multi-tenant configurations. Tenants will have access to generous breakout areas that overlook a triple-height atrium, as well as a ground-floor wellness suite with showers and drying rooms. The building will also offer 266 parking spaces, with 20 EV charging points.
