Stirling Council has taken a significant step towards transforming the city's riverside, giving the green light to begin marketing a key residential plot within the landmark Forthside development.
This strategically located site could accommodate up to 120 new homes, marking a pivotal moment in realising the long-term vision for a vibrant new community.
The plot sits adjacent to the award-winning 'Engine Shed' and behind Stirling train station, placing it next to the future Forthside Square – envisioned as a bustling civic space at the heart of this emerging urban quarter.
This recent council decision is central to the Forthside Masterplan, a comprehensive blueprint for a new riverside community that integrates high-quality housing, commercial opportunities, active travel networks, sustainable infrastructure, and public spaces, all just minutes from the city centre.
Stirling Council Leader, Councillor Gerry McGarvey, highlighted the project's importance. "The Forthside site is one of the most exciting regeneration opportunities in Scotland," he said. "The Council's approval to market this prime riverside site shows our determination to unlock the potential of this area and deliver a thriving, inclusive neighbourhood that complements Stirling's unique character and supports sustainable urban living."
Councillor McGarvey emphasised that Forthside represents more than just a regeneration project, calling it "an investment in our future that will lead to significant economic, social and environmental benefits for Stirling and the wider area." He added that the site will provide "much-needed housing in a central, sustainable location and act as a catalyst for the wider transformation of Stirling's riverside. The decision to market the site now sends a strong signal that Stirling is open for investment, innovation and community-focused development."
Spanning approximately 0.72 hectares, the "urban riverside living" site is earmarked for around 120 new homes, with a proposed blend of affordable and private units. Future residents will benefit from direct access to the city's excellent rail and active travel infrastructure, alongside close proximity to key cultural, leisure, and civic amenities. This initial development will also set the tone for future phases of the broader Forthside regeneration, which includes the 34-acre former Ministry of Defence site where the new Stirling Studios facility is planned.
In line with Stirling Council's commitment to transparency and securing best value, the sale will proceed through an open market process, managed by a nationally procured property marketing consultancy. Initial marketing efforts are set to begin in June 2025, with bids anticipated by early September. The council expects to bring a preferred developer forward for approval by the end of the year.
