The first phase of a 500-home development in the Borders has been approved by local councillors.
Persimmon Homes wants to build the houses on a site at Easter Langlee in Galashiels.
The first application, for 118 homes, was approved by members of Scottish Borders Council's planning and building standards committee.
Founded in 1972 and based in York, Persimmon Homes is one of the UK's leading house builders.
Building 10,000 new homes a year in more than 400 prime locations nationwide, the group comprises a North, South and Central Division with a number of regional offices throughout the UK.
Planning officials had recommended approval of the project but with a number of conditions attached.
