Knight Frank Submits Planning Application For First Five Star Hotel In Scottish Borders

Knight Frank's planning and development department has submitted a planning application to Scottish Borders Council to create the first five star hotel in the Scottish Borders.

Acting on behalf of UK-based developers Manor Kingdom Estates, Knight Frank has submitted plans to create a luxurious 5* hotel and conference facility in West Linton.

The proposals represent a significant investment for the local economy, creating over 300 new jobs and helping to establish the Scottish Borders as a five star destination within the domestic and international tourism market.

The new hotel, to be known as Rutherford Castle, will be set in 18 acres and will comprise 150 bedrooms, a deluxe spa and leisure club, relaxing cafes, fine dining restaurant, wine cellar, whisky lounge, a grand ballroom and spacious conference rooms. Involving an investment of £50 million, this traditionally designed hotel will be developed to sympathetically showcase the surrounding magnificent scenery of the Scottish Borders.

Hotel operator De Vere, who already run nearby Barony Castle and the five star Cameron House by Loch Lomond, are joint applicants with Manor Kingdom Estates.

The Scottish Borders has a strong track record in attracting both short stay Scottish visitors and international tourists. The proximity of the site to Edinburgh means that the hotel has the potential to act as a key gateway site connecting the Borders to the capital.

Knight Frank and Manor Kingdom Estates are now liaising with local community representatives and working with the Council to provide the necessary detail that will allow a positive decision in 2008. If planning consent is granted then development is planned to commence in late 2008.

David Innes, partner, Knight Frank who submitted the planning application, said: "The proposals for Rutherford Castle Hotel are a major boost for the Borders and will create a significant number of new jobs and boost the local economy.

"It's a really exciting development for West Linton and will create a hotel that the community can be proud of. Every element of this development has been carefully considered to ensure that it offers guests the best 5* surroundings in an area of natural beauty.

"We hope that the local community and Scottish Borders Council will agree that this proposal represents an important addition to the Scottish landscape and will enhance tourism in the area."
