Clyde Gateway, working with commercial property consultancy Ryden, has started marketing to secure occupiers for XWORKS, an £11 million mid-tech hub intended to nurture the next wave of science and technology businesses in Glasgow.
Now under construction in Dalmarnock, XWORKS will provide at least 36,000 sq ft of adaptable mid-tech accommodation, with scope to extend to almost 45,000 sq ft through occupier-led fit-outs. As part of the Clyde Gateway Innovation initiative, it is aimed at companies in fast-growing sectors such as clean energy, defence, space and life sciences.
The move follows a recent visit by First Minister John Swinney to mark the start of building works, underscoring the project's anticipated contribution to innovation, investment and employment across Scotland.
The development features two highly flexible buildings, with unit sizes from 6,800 sq ft upwards, supporting uses including advanced manufacturing, laboratory space, offices, collaboration areas and showrooms. A fly-through animation and marketing brochure have been produced to demonstrate the extensive subdivision, fit-out and use flexibility available to tenants.

Situated directly opposite Dalmarnock railway station and 5 minutes from the M74 motorway, the site offers excellent links to Glasgow city centre, the wider city region and Scotland's motorway network.

Completion is expected in the first quarter of 2027, with Ryden actively engaging with prospective occupiers.
