Detailed planning permission has been granted for a new community campus and primary school at the Durieshill development.
Stirling Council's Planning and Regulation Panel approved the proposals, greenlighting a 10-classroom primary school designed for 292 pupils. The facility will also feature an Additional Support Needs (ASN) provision catering to 18 pupils.
The school is set to become the focal point of a wider community campus, which will incorporate sports pitches, play areas, an outdoor classroom, and landscaped grounds. Planning permission in principle has already been granted for a future pre-school nursery and an expansion of the primary school to a 424-pupil capacity, both of which will be subject to future applications.
Ground was broken at the 593-acre Durieshill site in February 2026. Delivered through a partnership between Stirling Council and Barratt and David Wilson Homes, the project represents the largest housing development to secure detailed planning approval in Scotland. Located between Bannockburn and Plean, the site will eventually see the construction of more than 3,000 new homes, with 25 per cent designated as affordable housing.

The overall construction programme is projected to span 30 years. Alongside the new school and residential properties, the development will feature local shops, a business park, civic spaces, extensive open areas, active travel routes to Stirling and Plean, and a community woodland.
The initiative is expected to generate approximately 130 jobs during the construction phase, with a further 770 employment opportunities created later through the commercial centre, business units, and community facilities. Furthermore, biodiversity will be enhanced through 20 hectares of additional tree planting and regenerated community woodland.
Initial infrastructure, road improvements, and active travel routes are scheduled for completion this summer, while the first homes in this phase are expected to be ready by Summer 2027.
Durieshill was originally identified by Stirling Council as a preferred location for a major growth area in 2004 and remains an allocated site within the Stirling Local Development Plan. Detailed planning consent was released in December 2023, the same year the council approved nearly £57 million in capital investment spread over 24 years to deliver the necessary education and transport infrastructure.
Barratt and David Wilson Homes subsequently took over as lead developer after acquiring the entire site from Springfield Properties in the spring of 2025. Amended plans for three plots to deliver the first phase of the development were later approved in September 2025.
