Cruden Homes has submitted a detailed planning application for Wadeslea, a new coastal residential neighbourhood in Elie, Fife. The proposed development, which already holds outline planning consent, has been designed to integrate with the traditional architectural character of the East Neuk village.
The first phase of the Wadeslea scheme will deliver 86 new homes, comprising a mix of terraced, semi-detached, and detached properties. To address local housing requirements, the allocation incorporates 30 affordable homes alongside 10 bungalows specifically designated for residents aged over 55.
Situated within walking distance of Elie's High Street, beach, and local amenities, the site layout prioritises active travel and outdoor community space. The development footprint sits adjacent to the Fife Coastal Path and will feature newly landscaped pathways and open spaces linking the site to the wider village network.
At the centre of the masterplan is Wadeslea Park, a large landscaped green space designed with informal play areas, seating, and specific biodiversity features such as native planting, bat boxes, swift bricks, and hedgehog highways.
The architectural framework draws design cues from the established built environment of Elie and Earlsferry, incorporating bespoke stone carvings and materials inspired by regional coastal heritage. Cruden Homes noted that this design-led placemaking approach builds on the methodology utilised at its Longniddry Village development in East Lothian.
The Wadeslea project marks a further expansion of Cruden Homes' construction pipeline in Fife, adding to its current residential delivery in nearby Pittenweem. The planning application follows a consultation phase with Fife Council and local stakeholders, with on-site construction anticipated to commence later this year subject to securing final planning approval.
Paul Doran, Development Director of Cruden Homes, said: "Wadeslea is a really special project for us because opportunities to create a development like this, in a location like Elie, simply do not come around very often.
"Elie has such a strong identity and sense of community, and we've worked incredibly hard to make sure our planning application reflects that. We want this development to feel like a natural extension of the village, somewhere that sits comfortably within its surroundings and gives people the opportunity to enjoy everything that makes living in the East Neuk so unique.
"You've got the beach, the coastal path, great local shops, cafés, golf courses and incredible scenery all on your doorstep here. It's a fantastic place to live, and we know there is real demand for high-quality and energy efficient new homes in the area.
"We've already seen a really positive response through our work in nearby Pittenweem, and Wadeslea represents another exciting opportunity to invest in the East Neuk and deliver homes and places that people can genuinely feel proud of."
