Caledonia Housing Group has set out a new five-year business plan to strengthen services for tenants, upgrade existing homes and boost the supply of affordable housing amid rising demand and financial pressures on households and communities.
The 2026–2031 strategy, Shaping the Future, is built around three priorities: improving service quality and the tenant experience; partnering to deliver new homes and wider community support; and growing the organisation's impact across the areas it serves.
A significant digital transformation underpins the plan, with investment in systems and services intended to improve responsiveness, efficiency and access for tenants while creating capacity to support future growth.
Over the next five years, more than £30 million will be invested in existing homes, with a strong focus on energy efficiency to cut carbon and reduce household bills. The Group also intends to support national policy by delivering at least 500 new affordable homes.
The plan highlights the crucial role of Caledonia's workforce in delivering its aims and commits to responsive, localised services, alongside further digitalisation to expand access, choice and support for tenants.

Tenant influence remains central to decision-making, supported by a network of 24 neighbourhood hubs that enable teams to respond to local priorities.
As one of Scotland's leading registered social landlords, Caledonia manages over 8,000 homes across eight local authority areas. Despite challenging conditions, it has been recognised nationally, winning Housing Association of the Year and Community Contribution at the 2025 Scottish Home Awards, and being named among the top 10 Scottish Companies to Work For in the Best Companies Awards.
Beyond housing, the Group continues to provide practical help to tenants. Through its partnership with Lightning Reach, more than 350 tenants have been supported, securing £17,600 in direct financial assistance and identifying a further £26,100 in previously unclaimed benefits.
Collaboration with Scarf has delivered vital support to hundreds of households, securing £13,000 in direct financial support. Tailored energy advice and practical efficiency measures have reduced household energy costs by £140,000 and cut carbon emissions by approximately 175 tonnes.
This sits alongside wider targeted assistance, including hardship funds for families facing financial crisis, a significant increase in medical adaptations to help tenants live independently, and a community grants programme backing local organisations and services.
