Glasgow City Council has approved plans by GRAHAM Investment Projects to deliver a major purpose-built student accommodation (PBSA) development in the city's Anderston area.
Valued at £70 million, the development will rise on a currently disused brownfield site at 138 Hydepark Street. The proposed 25-storey tower will include 410 student beds, comprising 236 studio apartments and 174 cluster flats, and is set to become a prominent addition to the city skyline.
The scheme is designed to meet the growing demand for student housing across Glasgow, while supporting broader regeneration efforts in Anderston, a neighbourhood undergoing widespread revitalisation.
The development will feature a suite of lifestyle-focused amenities tailored to modern student needs. These include rooftop terraces, social and group study lounges, cinema and games rooms, karaoke and e-gaming spaces, a fitness studio, and dedicated quiet zones—all aimed at enhancing student wellbeing.
Architectural firm Cooper Cromar has taken inspiration from New York’s iconic Seagram Building, aiming to bring a contemporary and bold aesthetic to the city’s evolving architectural landscape. Iceni Projects is acting as planning consultant, while Etive Engineers is providing structural and civil engineering expertise.
GRAHAM Construction will serve as lead contractor, with building work expected to begin later this year and completion targeted in time for the 2028 academic year.
John McDonald, Managing Director at GRAHAM Investment Projects, said: "Securing planning permission for this development is a key milestone in bringing forward much-needed, high-quality student accommodation in Glasgow. Transforming a disused brownfield site into a vibrant living environment is a clear example of how targeted investment can support both education and regeneration. Equally, this project reflects our strong confidence in the city’s future and we’re proud to play a role in helping to future-proof Glasgow as a global destination for education and innovation."
