Stirling Council is moving forward with plans to deliver 36 high-quality, energy-efficient homes for social rent at Brucefields, a key component of the South Stirling gateway strategic housing site. The Council has now received approval to initiate the procurement process for their construction.
This significant development is a collaborative effort with Persimmon Homes and is strongly supported by the Scottish Government's 'affordable housing supply programme'. It aims to address the escalating local demand for accessible and affordable housing, while simultaneously bolstering Stirling's long-term housing strategy.
Stirling Council plans to invest up to £7.176 million in the project, with a substantial portion of the funding coming from the Scottish Government. The new homes will be built to modern, sustainable standards, encompassing a diverse mix of housing types including wheelchair-accessible bungalows, family homes, and ambulant-disabled standard flats. To maximise energy efficiency and reduce energy bills for future tenants, the homes will also feature solar PV and battery storage.
Councillor David Wilson, Convener of the Community Wellbeing and Housing Committee, welcomed the investment: "This is a welcome and much-needed investment in Stirling's communities. By securing new social rented homes as part of the wider Brucefields development, we're not only helping to meet local housing need, but also ensuring that the benefits of new housing growth are going to be available to those on lower incomes as well as private purchasers."
Councillor Wilson highlighted the Council's recent efforts in housing provision: "During the last year over 450 council homes across Stirling have been allocated to households on the housing list, a much higher figure than in previous years, which is in part due to more social housing investment. This helps us to address housing issues such as homelessness and overcrowding."
He further emphasised the Council's commitment: "This latest project reflects the council's commitment to delivering sustainable communities and accessible housing that meets the needs of Stirling's residents. By working proactively with developers and the Scottish Government, we are turning strategic plans into tangible results for our residents."
The development directly addresses a pressing local need, with over 1,100 households currently seeking housing in the area. The housing mix will include two, three, and four-bedroom family homes, two and three-bedroom wheelchair-accessible bungalows, and two-bedroom accessible flats.
The Brucefields development is identified as a key site within Stirling's strategic housing investment plan. The properties are expected to be completed by the end of 2026.
