West of Scotland Housing Association (WSHA) has successfully completed a significant repair and refurbishment project at 90-94 Park Road in Glasgow's Charing Cross area.
This £342,746 endeavour is a crucial part of the promised major investment following the transfer of nearly 500 tenancies from Charing Cross Housing Association to WSHA in 2022.
The 'C'-listed property at 90-94 Park Road, situated within the Woodlands conservation area, is an important part of a terrace noted for its elegant stonework, echoing the style of architect Alexander "Greek" Thomson. The extensive works involved common fabric repairs, including re-roofing, chimney head repairs, replacement rainwater goods, structural stonework repairs, and close redecoration. Traditional materials such as natural stone, lime/sand mortars, natural slate, and lead were meticulously used to complement the building's original period fabric.
EBS Construction Limited undertook the work, with Mackie & Co. serving as contract administrator, principal designer, and quantity surveyor. The project concluded on time and within budget at the end of March 2025. WSHA contributed £143,165 (41.77% of the total cost), while each private owner in the mixed-tenure block received 50% of Private Sector Housing Grant funding from Glasgow City Council towards their share of the works.
Karen Shaw, Director of Development and Asset Management at WSHA, expressed her delight at the completion: "To maintain and repair historical listed tenemental buildings can be expensive and challenging, particularly in mixed tenure blocks. But by obtaining owner buy-in through regular engagement and consultation, and with funding support from Glasgow City Council, we have been able to greatly improve the condition of the building, preserve its heritage and extend its lifespan for the residents and future generations to live in and enjoy. We were pleased to also install new, high-quality windows for our tenants in Park Road, continuing to fulfil our investment promises to former Charing Cross HA residents."
James Mackie, Managing Director of Mackie & Co., highlighted the project's success in meeting its aims. "The challenge in this project was to return the tenement to a finish in keeping with the conservation area and return properties to a weather tight condition so that they require only routine maintenance over the next 40 years," he said, noting that these goals were achieved at a competitive cost and on schedule.
David Sinclair, Managing Director of EBS Construction, added: "Having a relationship of over twenty years with West of Scotland HA, EBS were delighted to be appointed and to deliver this project on behalf of resident owners. With a new roof and stonework refurbished using traditional materials, the property has been put back into repair, all done to EBS' Cost, Quality and Time approach."
The Park Road project is part of WSHA's broader commitment made in 2022 to invest up to £9.5 million in the homes of former Charing Cross Housing Association tenants over five years. Alongside the fabric repairs, tenants will also receive, where applicable, new bathrooms, kitchens, and heating systems, as well as much-needed window upgrades. These upgrades are expected to significantly improve the energy efficiency of homes and help address fuel poverty for tenants. Other transfer promises include a £100,000 "kick-start" local budget to support partnership projects aimed at improving the wider environment.
The quality of the work has already garnered positive feedback from residents. Ms. Grace, a WSHA tenant and resident at 92 Park Road, complimented the outcome: "The quality of workmanship for the renovation is exemplary and the attention to detail is notable. The close decoration is of a very high standard, as is the pointing on the sandstone. I'm delighted with the result."
