Scottish housebuilder Cruden Homes, in a joint venture with Evantyr Properties, has acquired a new development site on Salamander Street in Leith, Edinburgh. The acquisition is part of the ongoing regeneration efforts in the formerly industrial area.
The proposals for the site outline plans for a new residential development comprising 99 one-, two-, and three-bedroom apartments, many of which will feature balconies. Significantly, 35% of these homes will be designated as affordable housing, exceeding the city's planning requirement of 25%.
Working in collaboration with 7N Architects, the new scheme has been designed to integrate with the existing urban fabric. Plans include a landscaped central courtyard and strong links to sustainable transport options. Many of the new homes will also benefit from backing onto the adjacent Leith Links, a large public park offering extensive green space and mature trees.
The development will be designed to align with local active travel initiatives, incorporating a segregated cycle path as part of the wider Leith Connections project, a major infrastructure programme aimed at improving travel for pedestrians and cyclists throughout the area.

The Salamander Street site is located adjacent to the Ropeworks masterplan, which aims to deliver over 600 new homes. Construction on this latest development is expected to commence later this year (2025), subject to the fulfilment of final planning conditions.
