Plans have been rejected to build nearly 700 new homes in Stirling.
The council has refused two applications from Persimmon Homes to develop 698 homes on land to the east of Plean around Cushenquarter Farm.
The first scheme sought planning permission in principle and involved building 500 residential units, an access off the A9 Main Street and the erection of a primary school.
The second scheme sought full planning permission for 198 residential units with a new access off the A9 Main Street and open space.
Explaining the council's decision, Cllr Alasdair Macpherson said: "Stirling Council has sought to ensure that there would be sufficient school capacity and healthcare facilities to accommodate these developments. The matter of road safety was also not addressed by the applicant.
"It is, in part, due to the lack of commitment from the developer to secure such capacity that these applications have been refused."
