CCG And Morrison Complete Latest Care Home Development

A luxury care home has launched in Linlithgow.

Bower Care Home provides up to 60 private en-suite bedrooms alongside round-the-clock residential, nursing and dementia care, plus a range of amenities for people aged 65 and over.

The opening marks the latest project from Morrison Community Care Group and CCG (Scotland), whose near decade-long partnership blends sector expertise with advanced construction methods to turn small or under-used plots into modern, high-quality care developments.

With these 60 beds handed over to a recognised operator, the partners' delivery now totals 603 beds, with a further 50 scheduled for handover in 2027.

Each scheme follows a detailed design blueprint focused on resident comfort, efficient staff workflows and strong infection prevention and control.

Up to 100 staff are employed across varied roles, bringing wider socioeconomic benefits to Linlithgow and the wider West Lothian area.

Morrison Community Care Group Managing Director, Paul Sokhi, said: "Since transitioning from a family-run operator to developer, Morrison Community Care has grown exponentially. We are now recognised as one of the largest developers of our kind in the UK, with 667 bed spaces under construction across Scotland, England and Ireland, and a pipeline of development leading into 2028, which will see the delivery of a further 900 beds.

"The support from partners like CCG (Scotland) has been crucial, and the success is plain to see, with Bower Care Home being the tenth residence we have delivered in Central Scotland in under ten years. I thank them for their efforts, as well as those from within our brilliant in-house team and that of our design team, including Holmes Miller, Design Me, Cowal Design, and CRGP Surveyors.

"While this is a wonderful milestone, the hard work continues. Our sector remains under significant pressure, with demand outstripping supply, while planning delays and increasingly constrained sites compound the challenges of delivery.

"Morrison Community Care will continue to be a driving force for change, working closely with our partners to accelerate the delivery of much-needed care accommodation and ensure that older people across the UK have access to the high-quality facilities, care and support they deserve"

Located just outside Linlithgow's busy town centre, Bower Care Home sits within a mixed-use masterplan that also includes private apartments for sale being delivered by CCG's in-house arm, CCG Homes.

CCG (Scotland) Managing Director, David Wylie, added: "Bower Care Home and our development of new apartments for sale will significantly contribute to Linlithgow's local economy, and we are extremely proud of how the masterplan has come together, with the first residents of both developments now beginning to move in this autumn.

"Partnership working is an ethos ingrained in everything CCG does. We are most commonly known for housebuilding, where our early involvement in projects helps drive efficiencies at every stage of construction, ensuring viability, improved quality standards and shorter build programmes.

"These same principles have underpinned our partnership with Morrison Community Care from the outset and, through continued close collaboration with them and our design partners, we have successfully completed ten projects, providing much-needed care accommodation in communities where demand is greatest and made a meaningful difference to the lives of residents and their families across Scotland."
