Toys Galore is set to open its second store in Edinburgh at 13 Comley Bank Road.
The independent toy retailer has taken the new unit on a 15-year lease at a rental of £25,000 per annum.
This is the first time the Morningside retailer has expanded in 30 years of trading.
The new shop comprises 1,700 sq ft of space, soon to be chock-a-block with a wide range of toys and games for boys and girls including Lego, Sylvanian Families, Playmobil, and wooden and pocket money toys.
Will Biggart, surveyor at letting agent Ryden said: "We are finding a trend at the moment that good secondary parades within Edinburgh are attracting a large number of interested parties. This letting to Toys Galore is an excellent result for our client and adds to the retail offering within Stockbridge."
Ryden acted on behalf of landlord Braemore Estate in the deal. Toys Galore was unrepresented.
