From today, most homeowners in Scotland will have to purchase a comprehensive survey before they put their property on the market.
The Home Reports will cost between £300 and £800 each and cover the condition, valuation and energy efficiency of the property.
Those selling new or converted properties, or properties already on the market will not need a home report.
The Scottish Government believe both buyers and sellers will benefit from the new system and hope more first-time buyers will be encouraged to enter into the property market.
Some estate agents have criticised the introduction of the packs saying they could harm an already vulnerable market.
Speaking to the FT.com, Mark Hordern at Glasgow Solicitors Property Centre, said: "The immediate impact will almost certainly be to reduce the number of homes on the market.
"It will take some time for sellers to get used to the idea of paying for valuations before they put their home on the market."
