The disused Royal Hotel in Stow will be demolished now approval has been granted by the Scottish Government.
Scottish Borders Council had refused an application to knock the building, the decision leaves the opportunity for the site to be converted into flats.
South of Scotland MSP, Christine Grahame, said: "I am pleased that we can now move on from what had become an impasse and that the local community will not be left with what had regrettably become an eyesore and possible hazard especially to children."
