Federated Hermes, a global active investment manager, has lodged proposals with Glasgow City Council to reclad Skypark 1, the nine-storey centrepiece of its Skypark campus in Finnieston. The company manages the campus on behalf of an institutional investor client, and says that, if consent is granted, works are slated to start in early 2027.
The scheme, valued at more than £8m, would replace façade panels installed in the late 1990s with a modern insulated cladding system. Focused on non-tenanted sections such as areas behind escape stairs, toilets and lift cores, the programme is intended to reduce energy loss, improve overall energy performance and address staining and discolouration built up over time. The refreshed exterior would deliver a sharper, more contemporary look, with colour and tone varying up the building.
Construction has been planned around Skypark 1's high occupancy so existing tenants can continue operating throughout, while providing both current and future occupiers with workspace that meets modern standards.
Since 2018, the owners of Skypark have invested in excess of £17m in upgrades and refurbishments, including decarbonising and refitting office suites, creating Glasgow's largest end-of-journey cycle hub, and delivering a new reception and café to help keep Skypark among the city's leading out-of-town office campuses.
Transformed from the former Clydeway Industrial Centre, the campus now accommodates nearly 40 businesses, with almost 1,500 people working across the site.
Situated in Finnieston on the edge of Glasgow's West End and close to the city centre, Skypark sits within an area of growing ambition. Expansion plans for the Scottish Event Campus form part of wider regeneration along the Clyde, featuring a floating events platform on the river in front of the OVO Hydro, new shops, bars and outdoor performance space, as well as a new bridge linking the campus directly to Finnieston—underlining confidence in the district's long-term potential as a place to invest.
