CCG (Scotland) has confirmed that two regeneration-led affordable housing schemes are on the shortlist for the Inside Housing Development Awards 2026, with both projects recognised in the Best Regeneration Project – Up to £21m category.

Bellsmyre Regeneration, developed with Caledonia Housing Association and designed by ECD Architects, delivers 27 new homes as part of the ongoing transformation of one of West Dunbartonshire's most challenged post-war estates.

The tenant-led programme has created high-quality, energy-efficient homes while supporting the broader ambitions for the Bellsmyre community. Earlier this year, the scheme gained national recognition with a Scottish Home Award and has also been shortlisted in the Affordable Housing and Residential Regeneration categories at the Herald Property Awards.

Shawbridge Arcade, delivered for Lowther, part of Wheatley Group, and designed by Coltart Earley Architecture, has converted a former commercial estate in Pollokshaws into a vibrant neighbourhood of 75 affordable homes.

Situated within one of Glasgow's eight designated Transformational Regeneration Areas, the development has reactivated a prominent brownfield site and contributed to wider renewal across the city's south side.

The project's award profile continues to grow, having recently been named Affordable Housing Development of the Year at the Herald Property Awards 2026. It has also been shortlisted in both the Affordable Housing and Residential Regeneration categories at the same awards, recognising its positive impact locally.

Together, the two shortlists highlight the strength of collaboration between housing providers, architects and construction specialists, delivering projects that extend beyond bricks and mortar to create lasting social and economic benefits.

Both Bellsmyre and Shawbridge demonstrate how well-designed affordable housing can catalyse wider community renewal, turning underused land into sustainable, thriving places to live.
