£19.5m Backing For 370 Build-To-Rent Homes In Edinburgh

The Scottish National Investment Bank is investing £19.5 million of equity to help deliver 370 single-family build-to-rent homes at Little France in south-east Edinburgh, close to the Royal Infirmary of Edinburgh and the city's BioQuarter.

The funding, provided through a partnership with Hunter REIM and Ediston Real Estate, will see the scheme built on the former Edmondstone Estate. In total, 241 homes will be for private rent and 129 will be affordable, expanding the supply of high-quality housing in a well-connected location.

Homes are to be constructed using advanced timber techniques to Passivhaus standards, with a new community heat network supplying low-carbon heating and hot water to cut emissions and help lower running costs over time.

Plans include extensive green space and around 3km of walking and cycling routes, improving links to neighbouring communities across south-east Edinburgh.

Construction is expected to begin by the end of the year, with the first completions from early 2028. The Bank said the deal underlines how patient capital can support well-planned growth by creating energy-efficient homes connected to jobs and services, and fostering long-term community prosperity.

Andy Mallin, Investment Director, said: "Quality rental homes are key to supporting workforce mobility, so this development – near Edinburgh's Bio Quarter and major employers – is extremely well-placed. Scotland's housing challenges require urgent and meaningful intervention. This investment is an important step in increasing the supply of high-quality, sustainable homes, supporting economic growth and building stronger communities for the future."
