Clyde Gateway is pitching a proposed 140-room hotel in Dalmarnock to UK investors, seeking a development and operating partner to help drive the next stage of regeneration in Glasgow's east end.
The project, known as CityWorks, will be showcased at this week's Annual Hospitality Conference (AHC) in Manchester, where the organisation will present the opportunity to leading hotel investors, developers and operators from across the country.
Planned next to Dalmarnock railway station, the hotel is envisioned as a new hospitality anchor for the expanding Clyde Gateway Innovation area, aiming to benefit from visitor flows linked to Scotland's major sporting, entertainment and events venues.
Independent analysis by AR Hospitality Consulting and Savills points to strong fundamentals for a branded upper-midscale property. Benchmark hotels within two miles recorded 77.9% occupancy in 2025, with demand up 40% since 2022, outpacing a 34% increase in supply over the same period.
Despite this growth, most hotel provision remains clustered in Glasgow city centre and the west. The nearest hotels with more than 20 rooms are roughly 1.5 miles away, and there are currently no confirmed hotel developments within a two-mile radius of the site.
The proposed hotel would be under a minute's walk from Dalmarnock station, offering direct rail connections to Glasgow city centre, the OVO Hydro and the Scottish Event Campus. Celtic Park, Glasgow Green and the Glasgow International Arena are also within walking distance.
CityWorks is intended to serve rising corporate demand associated with the broader Clyde Gateway Innovation vision, which brings together advanced manufacturing, health and life sciences, technology and engineering activity across Dalmarnock and Shawfield.

Investors can see the transformation for themselves, with a growing residential population, established transport links, major visitor attractions and a thriving business community already in place.
"We once thought a hotel might be one of the first developments here. Instead, CityWorks is set to become the final piece of the Dalmarnock jigsaw, connecting a growing business and innovation destination with the homes, amenities and world-class sporting and entertainment venues already on its doorstep.
"The evidence points to an underserved hotel market and growing demand. We are looking to speak to ambitious hotel developers, operators and investors who can recognise the opportunity in Glasgow's east end and share our vision for the area's next chapter."

Our analysis indicates a clear opportunity for a high-quality branded upper-midscale hotel, supported by business, leisure and events demand and the continued investment taking place across Clyde Gateway."
Savills has been appointed to market the hotel opportunity on behalf of Clyde Gateway. Clyde Gateway will use AHC to invite expressions of interest and open discussions with potential partners, with the intention of hosting visits to Glasgow for developers, operators and investors to explore the site and the evolving Clyde Gateway Innovation ecosystem in Dalmarnock and Shawfield.
