A prominent Glasgow building has been restored and repurposed, with tenants set to move into new homes at the former Bellgrove Hotel as the final stage of a major regeneration in the city's east end is completed.

Wheatley's £20.3 million scheme has converted the B-listed Gallowgate landmark into 14 modern, energy-efficient homes. The work rounds off the last phase of a wider housing-led regeneration, backed by £13.9 million from Glasgow City Council and the Affordable Housing Supply Programme.

Constructed in the 1930s in the distinctive Art Moderne style, the Bellgrove originally provided accommodation for working men relocating to Glasgow. In later decades, it operated as a privately run hostel for homeless men.

Through the Transforming Communities: Glasgow (TC:G) partnership, Wheatley bought the property in April 2021 as part of the broader Gallowgate renewal. More than 50 residents were supported to move into new accommodation, with tailored care where needed, before plans progressed to create affordable homes on the site.

The restored building preserves key architectural features, including the striking front and east-facing elevations and the coloured tile bands that have long made Bellgrove a local landmark, while delivering affordable housing for the area.

Including adjacent land, the completed development provides 70 mid-market rent homes in total. Eight properties are wheelchair-accessible and the scheme incorporates sustainable technologies, such as a ground-source heat pump system, to cut carbon emissions.

Wheatley customers moved into 56 new-build homes next to the hotel in June 2026, with the final 14 homes within the Bellgrove itself due to welcome tenants in September.

"Not only has a listed building been given a new lease of life, with much-needed homes positively contributing to housing supply in Gallowgate, but the project will also have a wider, long-term social impact for Glasgow, with 10 jobs, four apprenticeships, 13 work placements and more than £50,000 of investment generated as a result of its delivery.

The initial acquisition was funded by Glasgow City Council, including support from Transfer of the Management of Development Funding (which the council manages on behalf of the Scottish Government), and Transforming Communities: Glasgow.

The regeneration forms part of the TC:G partnership between Wheatley, Glasgow City Council and the Scottish Government, which delivers community-led projects across the city. The Bellgrove scheme follows earlier phases in the Gallowgate where Wheatley has already delivered more than 200 homes.

The new homes will be managed by Lowther, part of Wheatley, and are available for mid-market rent.
