Construction is commencing on the Kingswood site in Dunfermline, paving the way for a new city quarter that will bring thousands of homes, extensive green space and key community facilities over the coming decades.

Part of the Dunfermline North, West and South West Strategic Land Allocation, Kingswood is the largest residential-led site allocated in Fife. The 223-hectare project secured planning permission in principle in 2019 and is set to deliver more than 2,150 homes, with 25% affordable housing, alongside employment land, healthcare and community amenities, retail space, and a comprehensive network of active travel and transport links.

Fife Council has worked in close partnership with the lead developer, Stirling Developments, over several years to shape the vision and ensure that the infrastructure required for a growing community comes forward in tandem with new housing.

Detailed consents are already in place for early infrastructure, including a section of the new Western Distributor Road, together with strategic design frameworks and the initial phases of housing.

Stirling Developments has confirmed that site activity is starting, marking an important step in Dunfermline's long-term growth.

Fife Council Leader, Cllr. David Ross, said: "Kingswood has been a key part of the council's long-term vision for growth in the area and will help meet the need for new homes while creating a sustainable new community. The development has been designed to ensure that homes, jobs, schools, services and green spaces are integrated from the outset.

"The council has worked closely with Stirling Developments and a range of partners to ensure that the infrastructure required to support the community is planned alongside development, and I'm pleased to see work now getting underway."

Drawing inspiration from the 1920s Dunfermline Town Plan and principles set out in Sir Patrick Geddes' Dunfermline Improvement Plan, the masterplan will create a series of linked neighbourhoods connected by greenways, public parks and active travel routes, with new connections also planned between Kingswood and the city centre.

The scheme includes around 68 hectares of employment land, retail provision, community and healthcare facilities, at least one primary school and extensive landscaped open space.

Clr. Ross added: "Kingswood is about much more than delivering new homes. It will provide employment opportunities, community facilities and high-quality public spaces for current and future generations. As Scotland's newest city continues to grow, developments such as Kingswood will play an important role in supporting the local economy and helping address the housing need across the area."

Kingswood will be built out in phases over the next 25 to 30 years, ultimately creating one of the largest new communities in Scotland.
