A major window replacement programme has begun at Carolina Court in Dundee, with Hillcrest Enterprises carrying out works to improve the energy efficiency and comfort of tenants' homes while preserving the character of the Category B listed building.

The project, which started in July and is scheduled for completion in the autumn, will see 138 bespoke timber sash and case windows installed. Manufactured by Sturrocks Joinery, many of the replacement windows feature shaped radius heads designed to replicate the building's original architectural detailing, including its brickwork and keystones.

Originally known as Carolina House, the building was constructed in 1869 following public subscription and was designed by architect William Chalmers for the Dundee Orphan Institution. The institution occupied the building until relocating to Strathmore Avenue in 1983. Following an extensive refurbishment in 1999, the property was converted into 16 flats and is now managed by Hillcrest Homes.

The replacement programme has involved close collaboration between Hillcrest Enterprises and Sturrocks Joinery from the outset. Detailed site surveys and templates were produced for the building's shaped window openings, while a phased installation programme was developed to minimise disruption to residents.

Ahead of work commencing on site, members of Hillcrest Enterprises' maintenance team visited the Sturrocks Joinery workshop to review the completed windows, discuss installation requirements and agree detailing before manufacturing was completed.

Installation is being carried out by four joinery teams using airtightness tapes and enhanced insulation detailing around each window opening to improve thermal performance and reduce draughts while maintaining the building's historic fabric. Residents are able to remain in their homes throughout the works.
