Knight Property Group Secures Iconic Bellshill Industrial Site

The Big Blue Shed in Bellshill will be rebranded and extensively refurbished, with space targeted to come to market in Q4 2026.

Award-winning developer and investor Knight Property Group has acquired one of Scotland’s most recognisable industrial buildings in an off-market deal. The detached warehouse and industrial facility sits on a prominent six-acre plot within Bellshill Industrial Estate, North Lanarkshire, offering immediate access to Scotland’s key transport networks.

The property provides 143,700 sq ft of space, plus a fully sprinklered mezzanine of approximately 85,000 sq ft, positioning it well for e-commerce, logistics and clothing distribution operators. Specifications include a clear internal height of 8.5 to 10 metres, five dock-loading bays, four ground-level loading doors, a fully sprinklered warehouse and around 3,900 sq ft of office accommodation.

Knight Property Group will carry out a comprehensive refurbishment to bring the asset in line with modern occupier expectations. Works will include upgrades to external walls, roof and wall cladding; improvements to the concrete yards and surfacing; full internal redecoration; and the refurbishment of office and welfare facilities. Completion is slated for Q4 2026, alongside a new name for the building.

The site holds a highly strategic position within Central Scotland’s established logistics and manufacturing “Golden Triangle” hub. Located midway between the M8 and M74 motorways and adjacent to the A725 dual carriageway, it offers prospective occupiers first-class connectivity across Scotland and the wider UK distribution network.

Neighbouring occupiers include Morrisons Scottish Distribution Centre, DHL, Yodel, TNT/FedEx Express, Wincanton, Müller, Renewable Energy Systems, Greenham and MAN Truck & Bus.
