Global real estate adviser CBRE Scotland has supported Delta Energy Systems (UK) Limited, part of Delta Electronics, on the company's relocation to One Rutherglen Links, which will become its new Scottish headquarters and underpin long-term development, growth and innovation.
Acting for Delta Energy Systems, CBRE negotiated a 10-year lease spanning two floors and totalling 11,101 sq ft of newly refurbished Grade A offices. The investment will bring approximately 42 engineering, sales and support roles from East Kilbride to the new base as the firm strengthens its Scottish presence.
Delta Electronics, founded in Taiwan in 1971, is a global leader in high-efficiency power electronics and smart energy-saving solutions. Its portfolio includes power, cooling and infrastructure systems for data centres and telecommunications, robust power and thermal management for automotive, industrial and medical sectors, EV chargers, energy storage systems, and industrial and building automation. The company serves EMEA from its regional headquarters in Hoofddorp, the Netherlands, and, through Delta Energy Systems (UK) Limited, maintains a strong engineering footprint in Scotland while supporting customers across European markets.
The accommodation comprises 4,990 sq ft on the ground floor and 6,111 sq ft on the first floor. It offers modern, open-plan space with an EPC 'A' energy rating and car parking that includes dedicated EV charging points—features closely aligned to Delta Energy Systems' commitment to sustainability and smart green solutions. Located beside Junction 2 of the M74, One Rutherglen Links provides swift access to Glasgow city centre and the wider central belt.
A bespoke fit-out is under way with HK Surveying & Design to create a workspace tailored to the company's ways of working. The project is focused on delivering a modern, efficient environment that supports wellbeing and promotes collaboration.
Delta Energy Systems is scheduled to complete the move in September 2026.
Martin Speirs, Director at CBRE Scotland, said: "Delta Energy Systems had a clear brief: a high-quality, well-connected workspace that could support its people and its growth plans. One Rutherglen Links delivered on every count.
"The quality of the building made this a compelling fit, and we are pleased to have supported Delta Energy Systems in securing a solution that aligns with their long-term ambitions."
Craig O'Neill, Head of R&D at Delta Energy Systems UK, said: "The relocation to One Rutherglen Links reflects our commitment to investing in our people and represents a significant step in the continued growth of our Scottish operations.
"Having the right environment for our staff matters, and we're looking forward to moving into the new space later this year. Designed around collaboration and bringing teams together, the office will feature breakout spaces and communal social areas - creating a working environment that is more connected, flexible and engaging for everyone."
Euan Burns, Managing Director of Asset Management at M7 Real Estate, said: "The transaction is testament to the building's fundamentals, a highly accessible location and an EPC A rating, and represents the largest city fringe transaction of the quarter. We look forward to welcoming Delta Energy Systems to One Rutherglen Links."
CBRE is also retained as joint landlord agent for the building, alongside Newmark.
