Knight Property Group Acquires Atholl Exchange And Plans Extensive Upgrade

Scottish developer Knight Property Group has completed the purchase of Atholl Exchange, a prominent multi-let office asset in the centre of Edinburgh's Exchange District.

Situated on Canning Street, the modern steel-framed corner building spans basement, ground and four upper floors, totalling 9,934 sq ft. It offers open-plan floorplates and a full-height atrium that brings strong natural light into the reception.

The specification includes LED lighting, lift access, secure cycle storage, secure entry systems and dedicated car parking. The property is fully electric.

Knight Property Group will embark on an extensive upgrade and repositioning programme to elevate the building's quality and tenant experience. The scope covers full refurbishment of vacant floors, enhancements to the atrium and common areas, and improvements to the external frontage.

It benefits from strong public transport links, with Haymarket Station and the West End tram stop a short walk away, and is near the Edinburgh International Conference Centre, the Sheraton Grand Hotel and the Waldorf Astoria Edinburgh, as well as extensive West End amenities.

Existing occupiers include EYCO, Westerwood Development Company and Land Use Consultants (LUC). The first and second floors are currently available to let.
