Clyde Gateway will use this year's UK Real Estate Investment & Infrastructure Forum (UKREiiF) to open a search for a strategic partner on Phase 1 of the Shawfield site, a key element of the Clyde Gateway Innovation programme.

The opportunity will be brought to market on Wednesday 20 May at the Glasgow Stand in Leeds, with prospective partners invited to help accelerate the next stage of growth at one of Scotland's most significant regeneration locations.

Phase 1 at Shawfield is intended to deliver modern, innovation-focused industrial accommodation, strengthening the area's position as a nationally important hub for advanced manufacturing, science and technology.

With close to two decades of delivery behind it, Clyde Gateway says it has helped attract more than £1.5 billion of inward investment, while projects worth over £100 million are currently in progress. The latest move represents a step change from long-term regeneration to a mature, investable platform aimed at high-growth sectors.

The programme builds on a solid track record, including the EastWorks development, which has drawn a cluster of fast-growing occupiers across advanced manufacturing, cyber and space technology, among them Simera Sense, Utopi, HyImpulse and Acumen Cyber.

Across Scotland, demand for modern, sustainable commercial space is rising rapidly—particularly in locations with strong access to talent, robust power infrastructure and credible ESG performance—yet supply in many markets is failing to keep pace.

Clyde Gateway Innovation seeks to bridge that shortfall through a pipeline featuring XWORKS, Red Tree Labs and the next stage of development at Shawfield, all focused on providing flexible, future-ready space aligned to the needs of growth industries.

Underpinning the proposition is a well-established delivery ecosystem. Partnerships with Glasgow City Council, South Lanarkshire Council, Scottish Enterprise and the University of Strathclyde, together with close links to the wider Glasgow City Innovation District, aim to create a connected environment where businesses can innovate, collaborate and scale.
