Cairn HA Begins Work on First New-Build Development in Irvine

Cairn Housing Association has commenced construction on its first new-build housing development in Irvine, which will deliver nine energy-efficient homes for social rent.

The project is being constructed on the site of former cottage flats that were demolished after being damaged by a fire in the 2010s. Scheduled for completion in summer 2027, the development aims to provide high-quality, affordable housing options for the local community.

The development will feature three terraced blocks comprising one-bedroom bungalows alongside two- and three-bedroom houses. Every home on the site will be allocated for social rent.

The project is being delivered in partnership with local contractor Ashleigh (Scotland) Ltd, representing the first collaboration between the builder and Cairn Housing Association on a development initiative. The broader project delivery team includes architect Hypostyle, quantity surveyor Brownriggs, and G3 Consulting Engineers.

Funding for the housing scheme is being provided through a combination of the Scottish Government's Affordable Housing Supply Programme and private finance raised by Cairn.

With a design focus on sustainability, the houses will feature air-source heat pumps alongside other energy-efficiency measures. These installations are intended to lower carbon emissions and help reduce energy bills for incoming tenants.
