Glasgow City Council has granted planning permission for the delivery of 46 modern social rent homes on Grange Road, marking a major step in the ongoing regeneration of the city's Southside. The project, led by Sanctuary Scotland, will revitalise the former Queen's Park School site, which has remained vacant since 2019.

The development is specifically designed for residents aged 55 and over, providing high-quality, energy-efficient apartments with lift access to meet varying needs. The site, previously used as a car park following the demolition of school buildings between 1995 and 2006, will help address the city's housing emergency by providing affordable options in an area with high private rents and property prices.

The approved plans comprise two five-storey blocks and a third building featuring wings ranging from five to seven storeys. Residents will have access to a private communal garden and publicly accessible green space, with only 14 car parking spaces provided to encourage the use of the area's excellent public transport links. This approach aligns with Scotland's National Planning Framework 4, which emphasises sustainable development and reduced reliance on private vehicles.

This project forms a key part of the wider Victoria Hospital site regeneration, a masterplan by Sanctuary Scotland that has already introduced hundreds of homes and public realm improvements to Battlefield. The Grange Road site is located near heritage assets such as the Battlefield Rest; however, planners confirmed the design respects these historic settings. Sanctuary Scotland has also embraced suggestions to incorporate public art into the green space to celebrate local history.

Originally approved for 36 units in February 2024, the revised plans increase the capacity to 46 homes. Planners concluded that the additional 10 flats would not negatively impact local services or amenities.

Construction is expected to commence once planning conditions are finalised, further supporting the transformation of Glasgow's Southside.
